I first got involved in the trust deed/mortgage business in 1991 as a lender, financing a single family home for a local builder. I continued to do this on the side until 2007. At that time, I had just sold a company I had founded and was looking for my next venture.
The real estate market was in a down-turn and there appeared to be an opportunity to purchase non-performing debt from lenders, help the borrower get reestablished, and either keep the note for cash flow or sell for a profit. The more the market slid, the more opportunities presented.
With the burst of the real estate bubble came immense regulation. I tried many different servicing companies to manage my portfolio. Needless to say, we were dissatisfied with the services they provided and the outrageous fees they charged. We were a small fish in a very large pond. There just wasn't a better option.
